I am asked frequently where the best places to invest right now are. While the market has slowed there is opportunities that exist for those with the resources. In my opinion, the best place to look should have a few characteristics to qualify:
1) Favorable Climate: Percentages dictate that people prefer the warmer climates.
2) Affordable Housing: It is important not to choose areas that have already seen huge increases over the last few years.
3) Strong Job Growth: This will be a good indicator of the potential for future growth and pricing appreciation as a result of demand.
4) Low Crime Rate: The risk associated with your investment is directly related to overall crime for the area. It gives a general reading on the community as a whole.
Using these as my benchmark Mesa, Arizona shows as the #1 spot in the nation right now. It has a favorable climate, the average home value is $200 - $250K, job growth is a whopping 13.32% (the only places listed with higher job growth are Sugarland Tx 30.53% and Cary NC 16.14%), Crime rate around national average (nothing concerning).
