Have the space as free as possible to encourage that thought. Paint can go a long way in improving the feel of the home. New paint has a smell that will be associated with new and clean…even at a subliminal level. Smells are a big factor so remove all pet odors. Overall, preparing the home for sale means cleaning all areas of the home as though royalty was coming for dinner. Minimizing the possessions will help maximize your sale price.
The biggest way to affect the buyers decision is to offer cash incentives that do not cost you anything. This can be done if you select agency that has both real estate and mortgage services combined and will use commissions to credit buyer closing costs. This is an actual financial benefit to the buyer and in still born markets like this can easily be the difference in closing the sale of your home.
